Board Meeting
April 23, 2003
Present: Board members - Gene Fitzgibbons, Eric Krasner, Mike Foster & Angie Toms. Julie Lancaster from Management.
Called to order at 7:03.
Approval of Minutes – Angie motioned to approve the minutes from the March meeting. Mike second. All in favor.
Approval of Financials – Gene motioned to approve the financials for March. Mike second. All in favor.
Old Business – Entrance Lights – Angie presented information she obtained regarding solar lights to be placed at the communities entrance. The Board reviewed the information. Gene motioned to spend up to $250.00 for the lights. Eric second. All in favor.
Snow – The board discussed the services of Daydream Landscaping stating the service was poor this season. It was also stated the scope of work on clearing snow must be clear to future contractors. Snow was cleared on the sidewalks on Christopher Crossing and this should be a homeowner responsibility. The board approved for Julie to pay any unpaid invoices to Daydream.
Pool Management Contract – Although the 2003 contract stated there would not be an automatic renewal the board asked Julie to be sure to confirm it in writing to U.S. Aquatics.
Open Forum – One resident present asked the Board about the amount of money that was spent on pool furniture. Eric stated the board approved to spend up to $3,000.00 but only spent $1,900.00. The furniture will be delivered to Gene’s house and Eric and Gene will do any assembly required and place the furniture at the pool.
The board discussed the opening of the pool and a need for an inspection form. The form should include inspection of the pool parking lot. The 2003 pool committee will be Dan Plombon, Dean Kirschling, Gene Fitzgibbons, Eric Krasner and Angie Toms.
New Business – The board reviewed the delinquent assessment report and asked Julie to remind those that are delinquent in their assessments will not be allowed to use the pool. Also Julie should send notice of intent to file lien letters to those homeowners that have not paid their assessment.
Pool Parking Lot - Some of the parking barriers in the pool parking lot need to be replaced. John Pressel will check into this and report back to the board.
Trees – There are several dead trees in the community. Some trees are dead by the pool and some on the common grounds in the town home areas. The board asked Julie to contact Overlook Lawn Care about obtaining a proposal to replace those trees.
Spring Walk Through – The architectural committee will perform a walk through on May 17th. The committee will provide a list of any letters needing to be mailed. The letter should state if the violations are not corrected in 30 days the board has authority to correct the violation and bill the costs back to the owner.
