2002 Annual Meeting

November 26, 2002



Meeting called to order at 7:03.

Present: Board members - Gene Fitzgibbons, Nick Kourilo, Eric Krasner, William Ballard & Matthew Hull. Julie Lancaster from Management.

Determine Quorum – 31 Proxies received and 10 Present. Quorum achieved.

Introductions – Nick introduced the Board stating that Mike Foster was also on the Board but was unable to attend. Nick thanked Gene for all of his work this past year particularly the work with the pool and pool management company. Nick also thanked Eric for his work and efforts on getting Ausherman to clean up the common areas in the community.                                  

Treasurer’s Report – Matt reviewed the October 2002 financials stating the balances as of October 31, 2002. Matt stated that Chuck Kilgore drafted the 2003 budget, which was approved by the Board at the October meeting. Nick reviewed the 2003 budget.

Elections – Nominated to the Board were Gene Fitzgibbons, Nick Kourilo, Eric Krasner, Mike Foster and Angie Toms. George Ludwig motioned to have these five candidates serve on the Board. Dan Moses second. All in favor.

Open Forum – A resident asked about the final paving to Harpers Way. Eric stated there is a large number of curbs in the community that need repaired. Once the repairs are complete the City will approve the paving of Harpers Way. Eric said the paving on Harpers Way will only be finalized to Fieldstone Way. Future construction traffic will be using the end of Harpers Way and Fieldstone Way.

A resident personally thanked Eric for his effort toward the cleanup of the common area.

A resident stated that if the bank at the storm water pond off Sawmill Court was mowed it would deter the ground hogs from being there.

Gene told the Board he purchased a new sump pump for the pool for $76.00. The Board thanked Gene and approved the purchase.

A resident stated disappointment in this year’s pool management company.

There was a brief discussion regarding some vandalism in the community. Nick stated that although there was not much interest previously that the community may want to revisit the neighborhood watch program.

Eric stated he is working with the city on a Citizens Advisory Council and there are three more slots available if anyone is interested. Nick stated he may be interested. Eric will draft an article to be placed in the next newsletter.

Gene Fitzgibbons, Eric Krasner and George Ludwig will be the pool committee for the 2003 season and review pool management proposals.

Old Business – The Ausherman townhouse sign was removed.

New Business – A resident asked about the possibility of having a light installed at the entrance sign. The Board asked Julie to obtain a proposal for them to review.

There is a light out on McClellan Drive near Harpers Court.

The Board asked Julie to obtain proposals to add wood chips or possibly rubber material to the tot lot on Harpers Way. Nick motioned to obtain three proposals and sign a contract with the least expensive contractor. George Ludwig second. All in favor.

Next Meeting –January 22, 2002 – Location to be determined but should be at Monocacy Middle School or the Maranatha Church of God at 7:00 p.m.
